PHOENIX (3TV / CBS 5) – A huge 183 acre industrial complex is being planned to the west of Phoenix. The Arizona family has learned that CapRock Partners has announced the speculative construction of a 3.4 million square foot warehouse off 59th Avenue and Van Buren Street near the Loop 202 South Mountain freeway. CapRock Partners says it will bring much-needed modern storage space to the Phoenix metro. It is also expected to be one of the largest industrial projects in the city’s history. “CapRock West 202 Logistics will surpass all other large industrial projects within the Phoenix city limits by more than 1 million square feet,” said CapRock spokesman Bob O’Neill. CapRock, based in Southern California, already operates smaller complexes in Phoenix. One is on 43rd Avenue and McDowell Road, not far from the new development. Another complex is on 51st and Washington Streets. Project officials say this latest development will surround other industrial buildings used by Amazon, Kroger, Target, Costco, and several others. CapRock says the location is optimal given its proximity to Interstate 10 and the Phoenix Sky Harbor International Airport, the developer says the eight buildings will be between 228,000 square feet and more than 1 million square feet and will be available in each building. The facilities will have different depths to enable different industrial uses. In addition, each building can be divided to accommodate multiple tenants. The groundbreaking for the first phase, which includes a development of 2.5 million square meters, is expected in November. This phase is scheduled to be completed by the end of 2022.
