Less than a week after Taiwan Semiconductor Manufacturing Company (NYSE: TSM) secured 1,129 acres of land to build a $ 12 billion factory in North Phoenix, the company officially entered the market with a 46,735 square foot office lease. Located on the two-building Canyon Corporate Plaza office campus in Phoenix, the deal represents one of the largest office commitments to sign in the Valley since the beginning of the COVID-19 pandemic. Canyon Corporate Plaza will serve as TSMC Arizona Corporation in expanding its market presence in Giving Phoenix Administrative Headquarters – a process that will culminate in a new manufacturing facility in North Phoenix and up to 1,900 new local jobs over a five-year period. With an estimated 20 year economic impact of $ 38.2 billion, TSMC is Arizona’s largest FDI to date. Canyon Corporate Plaza is owned by Phoenix-based real estate and investment company ViaWest Group in the heart of the Interstate 17 corridor in North Phoenix, just 15 miles from TSMC’s future manufacturing facility. “This lease gives TSMC the institutional quality office space and the geographic and operational capabilities they need to start their Phoenix operations ahead of the facility’s delivery,” said ViaWest partner Danny Swancey. “Canyon Corporate Plaza is an iconic office campus that – like the Biltmore Center – is being renovated to modernize the project for the tenants of the 21st century. Our vision will establish Canyon Corporate Plaza as the leading office building in the submarket. TSMC recognizes this vision and we are honored to be part of their historic entry. ”Under the new lease, Taiwan Semiconductor Manufacturing Company will have 46,735 square feet and two full stories in the 2510 building of Canyon Corporate Plaza at 2510 W. Dunlap Ave. , immediately east of I-17. TSMC is scheduled to begin occupying the new premises on January 1, 2021. Managing Director John Bonnell, Executive Vice President Brett Abramson, Senior Vice President Chris Latvaaho and Managing Director Ryan Timpani from JLL’s Phoenix office represented ViaWest in the rental negotiations. CBRE’s David Barrett represented TSMC. “Canyon Corporate Plaza provided TSMC with a ready-to-move Class A office environment near single and multi-family homes, just steps from I-17 and along the future Light Rail extension,” said Bonnell. “These amenities, combined with the capital improvements that ViaWest has made, make this the perfect location for TSMC. The campus also has ready-to-move space that is now available for companies looking to locate near this new Phoenix manufacturing giant. ”Canyon Corporate Plaza is located at 2510 and 2512 W. Dunlap Ave. in Phoenix. The project, which consists of two buildings, covers a total area of 313,444 square meters with prominent motorway signage, modern office space, lush courtyards, up to 7/1000 parking spaces through secure garage and surface spaces and a unique campus environment with food trucks on site. It is surrounded by more than 9.5 million square feet of retail space, 34 hotels and 20,378 apartment buildings within a five kilometer radius. A multi-million dollar capital increase campaign led by ViaWest is redesigning the Canyon Corporate Center, creating modern lobbies and a tenant lounge with rolling doors that open into an indoor / outdoor zone. Ajanta Designs is leading the renovation as a project architect. Reliance Build Inc. (RBI) is the general contractor. EdgeQuarters offers interior design advice. Other well-known tenants in Canyon Corporate Plaza are Cognizant, SoftPro and Eduvision. Taiwan Semiconductor Manufacturing Company is the world’s largest dedicated semiconductor foundry. The company purchased 1,129 acres of land in early December for its new advanced semiconductor factory in Phoenix, which is scheduled to break ground in 2021 and is expected to begin production by 2024. The new TSMC facility will be located in North Phoenix, near the northwest corner of Loop 303 and aligning with 43rd Avenue.
